Seems OK but poor documentation about what it does
Am I the only one who was confused about what this device does?The detector essentially does 3 things. Even the Quick Start Guide that comes with it doesn't explain them well, but the full manual is a little more helpful if you search for it online. Temperature and humidity are two of the things it senses. It looks at them once per hour no matter how you configure the device, and sleeps the rest of the time. Alert ranges and notifications are configured in the app. The device sends updates to the app 1, 2 or 3 times per day (your choice) which go on the graph you can view in the app. The temperature also sends an alert (you set up how who and how you want to get them) any time the set parameters are exceeded (e.g., if it drops to freezing) when it checks each hour. You cannot, BTW, view the current temperature or humidity, only what it was at the last update.Water (flood) alerts are the third thing the detector does, separately from temperature and humidity. If it senses water it will sound a 100 dBA local alarm (which unfortunately cannot be disabled, though it can be silenced), and will send you any push alerts you have set up. These alerts should only take up to a minute to come through, according to their literature.Setup was easy. Download a phone app. It helps you connect to your wifi and it manages the device. After setup the device itself will actually only communicate via wifi. You access the device via your phone app. BTW, when putting in the batteries you will see a faint "batteries" label in one corner on the bottom of the base. Rather than "prying" off, it is actually a soft plastic base that peels off once you get it started.As others have mentioned, there is a seal on the box stating "Professional Installation Only" if you want the full 5 year warranty. Since "installation" means installing batteries and setting it on the floor (or optionally plugging in the included cable) this restriction is a little irritating but "oh, well."Having just set this up I don't know yet how well it reports or remains connected. I'm looking forward to trying it out. I will report back if anything goes amiss.

So far, working great!
Received next day after ordering! Came in plain white, flimsy box...was not packaged as another user had pictured, it was not Honeywell factory packaging, however product seemed and works like new so no worries there. Batteries that were supplied in package were dead, no problem just used my own batteries. Did not come with instructions in the box, no problem as I was able to download themfrom Honeywell website. The setup process is easy but it does take a couple attempts to get it to connect to your wifi. Once it’s connected and you have setup the app it works great! On the downside - the device is setup to only send 1, 2 or 3 updates per day. I suggest setting up your app for at least 2 updates per day bc you will have no idea if the device is connected unless you receive the updates. There is a small green light that indicates everything is connected but the light goes off 5 minutes after setup to save the battery. So without the 2 updates per day you have no way of knowing the device is working properly. Other than that it is working great so far! Only rating 4 stars bc not coming in factory packaging and not having instructions but that is not the fault of Honeywell. Overall product works great and has many features of much higher priced similar devices. Thanks Honeywell!

Great, but TEST it before putting into service
I bought four of these. The first was defective out of the box; it would communicate with my phone but not with my network. Amazon, as usual, replaced it quickly but not before I spent two hours on phone calls with offshore support. The replacement unit was perfect right out of the box and tested perfectly. Units 2 and 3 were also great right out of the box. Unit four appears to be defective - it communicates with my phone and with my network, it activates fine on Honeywell's servers, but it doesn't alarm when the sensor gets wet.I chose these after doing a lot of reading about these and other manufacturer's alternatives, and I still believe they're the best overall solution from both a hardware and software interface standpoint. But I also think Honeywell has a quality control issue with them - so if you buy, TEST them. Don't assume that all is well just because they went through setup without problems.

Worth the cost
This sensor has alerted me of kitchen sink leaks that I was unaware of and if went undetected, could have cost me hundreds in cabinet repairs! Though I had to pay for a plumber to detect the source of the leaks, I can only imagine the cost if the cabinet became damaged due to water. Also, when I had trouble resetting the device, this company customer support was excellent in walking me through the process to reset it. My insurance company gives a small discount for having this device, which is a plus. So far, it performs as advertised. This has been a good investment!

Out of the Box -- Did Not Work
Everything was nicely packaged and the device came with detailed instructions. I followed those instructions exactly, first downloading the Home app, installing batteries and 'trying' to pair the device to Bluetooth on my phone. That's where it failed. I tried over and over again, but no luck -- my phone could not detect it. I have three other devices connected to my Bluetooth, including headphones and a smart watch, all of which work all the time. This unit is going back and I'll be trying another brand.
