Effective spot remover, even diluted ~1 to 1 with softened tap water and on patio slabs not previously treated for about 5 years (apart from pressure washing). Applied with garden sprayer and kept moist: most spots cleared in 2-3 hours. BUT - bleach based (sodium hypochlorite) so care needed.

I was planning to post a poor review after first using the product as after leaving it for 4 hours and rinsing it off, I was disappointed in the result. However, seemed to continue to work overnight and the next morning I surprised to see an improvement. I put on another treatment and rinsed again and this has produced excellent results. My advice is don't expect it to produce an immediate improvement.

It did a good job of removing the black spots, 2 applications required in dense areas.

Excellent for removing all that grime. But I found I had to use more than double the suggested dosage to fully clear the area.

Don't usually do reviews but so impressed with this! Dirty path with heavy black spot along edge where grass had grown over. Put this on using a pump sprayer, left for 2 hours, then used low pressure washer and the results are amazing. Almost as good as when it was laid. Just don't get it on your clothes! 😂

Didn't remove black spots but stained my slabs, they look awful, tried bleach to remove stains but didn't make any difference, ruined my patio.
