Excellent, but not for steam heat
A steam boiler requires a minimum run time in order for it to generate enough steam to reach all of the radiators in the house. One usually wants it run for 10 to 20 minutes, perhaps once an hour. Unlike forced air or circulated hot water, you can't just turn it on for "just a bit" to give a nudge the temperature. The predictive algorithm used by this thermostat often results in it trying to "nudge" the temperature, to raise it bit, or to keep it from falling too far. These short cycles (2 to 5 minutes) are completely wasted on a steam boiler. Their tech support has assured me that there is no way to change this behavior. If the maximum configurable cycle time for the thermostat were 45 minutes or an hour, that might help, but it's limited to 30 minutes. (Honestly, I'm a little surprised that a 2 minute "on" period is very useful using almost any heating system, other than perhaps electric baseboards.)Other than all that, the design is excellent, and it integrates perfectly with Home Assistant. I haven't tried their own Zigbee gateway.

Works with Conbee II via Zigbee, and works with Home Assistant
The following review is for someone who wants to use TH1400ZB for Home Assistant. My old thermostat is a cheap non-smart Honeywell one, which died, so time to bring my home to 21st century. I chose Zigbee as the network is mesh and zigbee tends to be less energy consuming than wifi. The thermostat (TH1400ZB) specifically said "no fan control", i was confused by it and emailed Sinope's official tech support, they informed me it means that whenever "heat" is on, fan will also be on, and vice versa, which is exactly what i need.My old thermostat relied on batteries, but TH1400ZB requires a C wire, so I opened my furnace control panel to see which colour is the C, and after several emails with Sinope's tech support, I connected the correct wires. During the process, because I opened the furnace door, which had a "door switch", which turned the circuit off whenever the door is opened, and this shut off the circuit to TH1400ZB as well. After I realized that, as soon I closed the furnace door, TH1400ZB turned on. So just a tip in case someone else is troubleshooting.I have a conbee ii (a zigbee gateway), and wants to use in for home assistant. If your HA runs on bare metal, there might not be a problem. But mine runs on a QEMU VM via libvirt and virt-manager, so passing-through that USB dongle is a little bit tricky. I can't copy the code here (which will have a messed-up formant anyways), so if anyone has a problem with conbee II in VM, too, please google "Cannot passthrough Conbee II with KVM (host debian, guest haos)" (use quotation mark to pinpoint this webpage). After that, you just gotta do some automation in HA. Another tip, for "Action", you should probably Call Service "Climate: Set temperature". Then all is good, working beautifully.Upon until now, it's working just as good as a cheap traditional thermostat. But with HA, of course you can then add:- customized time schedule based on personal life style- presence (motion activated, or mobile device)- vacation mode- winter mode- window/door sensor- on/off based on external temp sensor, and/or based on weather.

Works as advertised
I use this product in a home automation system based on Home Assistant and the ConBee II Zigbee USB stick in a Raspberry Pi. Even though this is not an officially-supported hub, it works fine. (I think most of the low ratings here are customers expecting a standalone solution that they can control directly from their phone. As the website makes abundantly clear, a Zigbee hub is required.)The only "con" to me is that, when used with a hydronic floor heating system, it will report only either report the floor temperature or the air temperature via Zigbee, not both. If you set the thermostat to "floor control", it will report only the floor temperature; if you set it to "air control", it will only report the air temperature. It's not a deal-breaker for me, but since the data presumably available, it would be nice to have both.

Tech Support not what you would expect
So I am an electrician by trade and asked these people which model "could support" my two wired fireplace thermostats. I was told to buy this low voltage version and it would work which it did not. I explained to them that now I have bought the product and its not working, they now replied "refer to supplied directions and electrician" . Would have been nice to get that response up front rather then get me to buy and now try and return it.I have installed their other products for heated floors and they seem to work fine, just need to be careful with trusting their guidance is the message
